personally i avoid homelet & letsure as they are way too expensive, and use landlord insurance direct, very helpful, quick and know what they are talking about. i've shopped around and i've not been able to beat their rates yet.

We like to use a couple, one is Paymentshield. Another we use is Select & Protect this has led to us using a guy who is linked to S&P with Norwich Union we can have up to 5 properties in a portfolio and then as many portfolios as you like! I dont have the number to hand as I have just mnoved offices... as soon as I find it I will PM you!
Sorry I have just re read this thread and found a MAJOR typo! I have an infection at the mo so am not feeling too great! I even proof read it twice! the guy at Norwich Union is ace... and we are USING him and not SUING him! sorry!

Second question for the day!
Any good or bad experiences with LL insurance - I'm thinking here of the building and contents rather than rent guarantee insurance, and not necessarily just the price but how easy to deal with and get paid out when things do go wrong? Any companies to avoid in your opinion?
Once again, many thanks.Tags: None

by pipHi fellow landlords,
Has anyone else found it peculiar and blatantly unfair that Insurance companies are allowed to discriminate against DSS tenants - or in fact against Landlords who take on DSS tenants? They routinely charge a higher premium on Landlord Insurance policies if you have a DSS...-

by SouthernDaveyour right here, companies have the right to weigh up risk.
An underwriter once told me that if they found a link between green eyes and number of accidents, they could start asking clients what colour their eyes were....-

by SouthernDaveIf it’s a flat, the management company who insure the building will unlikely be insuring tenants fixtures and fittings.
we own several flats and have them all on a single policy which tops up the building insurance maintained by management company. This policy we have covers loss of rent, contents...-

Very likely required by mortgage (so son - not you - should read conditions). May be covered by (I presume?) Freeholder's building insurance.
Has he done any training about how to be a landlord ; landlord/tenant law ?
That he's already rented it out without sorting this is...-

by AndrewDodIf in a flat (and especially if unfurnished) the main merit of insurance is to cover legal liability. Insurance against rent arrears is a waste of time (or worse).
Some fixtures and fittings may not be covered by the building insurance (taken out by the freeholder) but may not be worth...-

by AndrewDodQuite. And those who cause so much misery for decent tenants (Shelter, foolish politicians, judges) never own the consequences of their actions....
