    water damage in leasehold property

Hi, I own a leasehold property which is in a block managed by a management company. I recently found out that there has been a long standing leak from the bath tub as it appears the silicone had degraded. There has been some damage to the wooden beams and so the management company are saying they are responsible for repairing, however they say that they may be able to reclaim the cost of the repair as the problem originated from a problem with the fixtures and fittings in my flat which are the responsibility of the leaseholder to maintain. I am really asking if anyone has any experience of an issue like this? It is likely to be pretty extensive work that's needed - at least 3 days and there is only one bathroom in the property so I'm also concerned about my tenants during this time
