    Suggestion for forum

    May I suggest a more balanced approach toward landlords as opposed to landlordzone's tenant-centric views it promotes through its regular members? I've noticed the forum tends to support members who defend tenants and look down on landlords as a general rule, and vice versa. It would be of great help not only to honest landlords (who are automatically assumed to be crooks on this forum), but to the UK rental world in general.

    For real?

    You would prefer to only see one side of things.

    I see mostly landlords as regular members here, with a sprinkling of tenant regular members to give a different viewpoint.
    As well as some who have been both - and maybe still are both at the same time.

    We all tend to agree when someone, either tenant or landlord, is being stupid.

    It makes for a much better understanding of issues from both sides, rather than a one sided 'we are right even when we're wrong' attiude.

    PS.If you check the etymology of the word "forum" you will find that it means open to all.

        If the advice on the forum seems biased in favour of tenants, it would be possible for someone to offer a balancing opinion.

        The operators of this forum don't have much ability to set a forum policy as such.

        People who come to the forums usually only do so because they have a problem, which automatically eliminates the vast majority of good landlords and tenants for whom things are going well.
        So the landlords and tenants referenced in the forum are often in the wrong (if only because problems arsing where the different "sides" are acting correctly and reasonably are unusual.)

        Landlords problems with tenants are usually simple to resolve (they're either how do I do something or the answer is "evict" or "evict and then sue") or the landlord has done something wrong to cause it.
        Tenants problems with landlords are not usually simple to resolve.
        That would inevitably result in a lot of posts relating to either telling landlords what they've done wrong or telling a tenant what to do about their problem with their landlord.

        And I just don't see much landlord bashing other than in response to the occasional post from a landlord where what's being asked is obviously how to skirt the law.

        Just my personal view (and I'm aware that I've been accused of being over tenant biased before).
        If it makes anyone feel better, the couple of times I've been involved in more tenant centric sites and groups, they have accused me of being a typical greedy landlord and completely biased against tenants.
        When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
        Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

          This is a very good point, and one which we also raise frequently on a disability/benefits forum where I'm a regular.

          When things are going right people don't need to look for advice, and have no need to ask questions on a forum.

          So you only see the stories where things have gone wrong, and it can give an unbalanced impression if you forget that point.

          (It's an even more important point on a disability forum, where those with MH issues can get unduly worried when all they see is problems that other are having with the DWP. New posters especially often need ressurance that they are only seeing the worst problems and that the majority people don't have any issues at all).

            Remember that many "good" landlords LOVE the bizarre and convoluted legislation that hammers both tenants and landlords. The more bizarre, convoluted, damaging, time consuming and costly the better. Especially loved by large landlords or agency-landlords with large portfolios who can deal with the red tape and costs in a bulk manner.

            It serves to drive out the competition (those who haven't figured out how to deal with the red tape, or figure out that they need to adjust rents to reflect the red tape, or with the benefit of scale). So it is goodbye to small friendly landlords who hope to offer a great service. Also a lot of landlords love the benefits system - they make their money out of it.

            Tenant-centric (your words) - such as helping a tenant to bankrupt a little landlord who has forgotten some arcane aspect of deposit protection - is usually to the benefit of the landlords on this forum.

              Every landlord experience is a free lesson for other landlords.
              I've learned a huge amount from other landlord's cock ups (many of which I was also guilty of).
              When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
              Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

                It would be very difficult to control the bias of the forum in any practical way, and it’s not something LLZ was set up to do. I don’t believe there is a general problem even though some might be able to point to specific threads where questionable advice has been given.

                I would also point out that it’s not practically possible to check the authenticity of a post / thread, and we have had numerous cases of people joining with multiple IDs posting as both landlord and tenant in an attempt to get different views of the same issue.

                And lastly, this thread has been started by someone banned yesterday, who has re-joined with a different user ID. Clearly not able to accept that the forum rules apply to all, while starting a number of threads each related to rules / law.

                  Indeed! Some of my c**k-ups have been both very instructive & very painful/expensive!
                  I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
