    HB Claim - is tenant's LHA reduced if landlord responsible for decorating?

    Just what it says in the title of the post, really. Our new tenant is completing her HB form and has come across this question: Are you responsible for decorating the inside of your home?

    We will take care of periodic decorating when we feel the flat needs sprucing up, every few years or so. Will the tenant's answer affect how much she's paid in HB? Obviously she wants to be eligible for the full LHA rate, since there'll already be a shortfall because the rent is higher than the LHA.

    Any advice would be appreciated

    I do not think this is an issue - tenants are responsible for decorating in council properties but they are long-term tenancies.

        No. Her HB will not go up to cover redecorating. Neither will her other benefits.
