    Boiler Grant

    Hi all, just wondering if anyone has taken advantage of the boiler grants available for landlords with DSS benefits? Most of my tenants are working so never looked into it but the DSS tenant I do have could do with a new boiler. Do you get a completely free boiler? Is it a loan? Either sounds too good to be true to me! Any advice would be much appreciated. Thanks in advance.

    Thanks for the reminder about DSS tenants Artful.

    DSS tenants aren't always the sharpest tools in the box, it is not a straightforward process and requires the tenant to be fully cooperative with a fair amount of phone calls, form filling and hand holding. Not always worth the extra stress with some tenants.

    There are about a million people who work who get some amount of HB/LHA. Which may be what you meant by DSS, sadly long gone..

    The landlord may have no knowledge of tenant's benefits.

    I've actually had this done.

    Cost about £500 for 'additional work'. It's only free if it is a really easy swap. The fitters are paid peanuts and the boilers are just thrown in.

    So plus £100 for my plumber to go round and fit it properly plus the cost of a Magnaclean filter.

    Decent 'A' rated Baxi boiler, 5 year warranty IIRC.

    Perfectly adequate for the property size.

    Any boiler fitted under such a scheme will likely have a similar life to the tenancy. (Why would they fit a better one?)

    I object to landlords ending up with the tax payers funding their business ( Yes, you ARE running a business ).

    On a positive note, DO NOT get any of these freebies, as from most peoples experience, boilers are put in that are the cheapest, and often not powerfull enough for the size of the flat or house.

    My mom got a free boilder, and it was scrap within 18 months.
    Radiators promised to be changed, were not fitted.
