You have made a big mistake with this let in my opinion. Google rent to rent scam to understand some of the problems with this type of letting.
As above, you will likely inherit the occupants as your direct tenants if you manage to successfully evict the company, (and that's a big if as in many cases they will have altered or deleted the forfeiture clause in the agreement). You need legal help from a specialist housing solicitor to get yourself out of this one.

Welcome to llz.
Suggest You use NTQ with details derived from the tenancy agreement between you and the company. There should be clauses about how that tenancy may be ended by either party. Please don't tell us company supplied agreement.
The occupants, if on ASTs stay on those with you as new landlord, under s18 of 1988 housing act.
Professional advice from a company specialising in this sort of rent-2-rent scheme/scam is probably advisable.
Do you have any personal guarantees from any directors.
Expect a series of disappointments trying relevant paperwork regarding occupants (gsc, EPC, deposit, how2rent etc).
Sorry, good luck

Eviction of company let
Hi
I currently let a property to a company who then sublet each individual room as HMO. The company have fallen behind with paying rent to me (although I know the rooms are all occupied) and I have had enough of their false promises. I just want to get them out of the picture, happy for the tenants themselves to stay.
I have looked online for how to evict the company as I know it isn’t a normal tenancy set up so cannot use normal section 8/21 notices - looks like a notice to quit is needed instead.
Has anyone had a similar experience? Any advice gratefully received!

Hi gnvqaos,
YES, on further looking in to all this, it seems that some of the comments made that HMO status *of itself* will reduce value seem to be plain wrong.
Certainly if you have to change the *planning status* of the building to a category that specifically only allows...-

by GarethDaviesHello everybody, I’m looking for some suggestions for a keyless system for HMO bedrooms. The kind of door lock where you input a code to enter. Thank you for the help.

by NA100681I bought an HMO to live in it with my family, I didn't have much knowledge about an hmo at that time so I just called the licensing for HMO and asked them if the house will still be considered as an HMO if there is no tenants anymore and they said no.
So I bought the house.
Before moving,...-

by DPT57Ignore my earlier comment about asking the council for the recording. I hadn't spotted that it was the licensing dept you'd called and who gave you correct advice. Planning is a different dept with different priorities of course and hence their response. I still think its unlikely they would take action,...

by NA100681I already bought it. When I knew it was an hmo I just contacted the hmo license department to ask them if the HMO will still be one if there is no tenants and they said no that's why I bought it....

by Section20zYou need to look for a house that's suitable for your needs. The council clearly want to retain this housing stock as it is so you would be foolish to buy somewhere when you know your required extension won't be allowed...
