    fire alarm responsibilty

    i know maintaining the fire alram is down to me the landlord, but i am getting call to the house repeatly when they have set it off due there fault, smoking, taken out sensors, etc...
    could i put it in the tennacy agreement it is down to them if due to misuse ?

    Why do you think it is your responsibility to visit every time they trigger the alarm?

    How did you manage to select tenants who a) smoke b) take the sensors out?

        Fire alarms, like all 'elf 'n safety matters, are the responsibility of everybody - e.g in this case landlord, tenant, agent etc etc
        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

          Put in wired ones on the same circuit as lights or something else they can't turn off.

            If it's an HMO I can't imagine there's not a requirement for a hard wired fire alarm.
            If they're setting off the alarms, that's their problem (you're responsible for the system working, not for checking when it goes off), if they're vandalising the system, you can charge them for the damage.
            When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
            Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

              In a previous life, we had guests in a Hotel who tended to place things like socks onto fire sensors - they'd usually forget and leave the sock when they left duh

              The fire alarm system was maintained and checked by an independent company - though we did a weekly test and monthly emergency lighting tests.

              Solution to the sock issue - we called the fire alarm company out every time to check that the fire alarm sensor was working and not damaged.

              A nice £70 charge to that persons account and payment card.

              I wonder if they used the sock in other hotels after that?

              While we didn't see those guests again - we were content that the safety of our other guests and property was more important.

              I do recall we had accounts depts call us on 2 occasions to ask about the charge - and they were full of apologies and would speak with those concerned.

              Basically, don't be afraid to challenge these idiots, charge them if you can - and if they go, be thankful they aren't burning down your property.
              My views are my own - you may not agree with them. I tend say things as I see them and I don't do "political correctness". Just because we may not agree you can still buy me a pint lol

                I have a wired fire alarm, if the sensors are covered, tampered with etc the alarm sounds in every room.
                Other tenants soon get Pd off if the alarm constantly goes off by a smoker (The control box does show which zone set the alarm off) if the sensors have been covered/tampered with the alarm continues until the obstruction has been removed.
                All of the tenants have been shown how to reset the system, so we normally don't get called out.
                I let them fight it out between themselves
