    +++ HMO's on the rise ___---*** LANDLORDS AND TENANTS TO VIEW +++

    ** How to keep everyone happy ?? **


    I am (unsuccessfully so far) brainstorming for a client, on ways in which they can come up with innovative ideas interacting with both modern technology, safety and convenience; to help them offer solutions and or A service to tackle(for good), common, time-consuming and the most inconvenient tasks you would find running a property management company with a large portion of the portfolio, being house shares.

    some ideas might include:

    24hr emergency line for tenants
    a system accessable by both tenants & landlords to access/raise any queries
    on-site spare keys secured and discretely placed to ensure safety and flexibility in way of preparedness.

    I am hoping to spark the creative minds of all landlords and tenants who this forum reaches, if you don't have an idea, perhaps something that you have found to be of annoyance with every new tenant? Or perhaps every new property you move into? Maybe a suggestion on how to help install calmness within each property and ensure housemates work together to look after each property which in turn benefits everyone?

    What is your job? Qualifications? Training?
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Hello, thanks for your reply!

      I'd like to keep myself and the organizations as private as possible if I'm honest - I really wanted to spark a conversation with like-minded forward-thinking people to see if we could all help each other in an ever-growing industry!

      I wouldn't say this post is a call for advice, like I said, just brainstorming!

          It's not really "like minded" if you have a client (who you will charge) and want us to help you with "innovative ideas".

          For nothing, I can tell you that your first challenge is how to make anyone value whatever service you can provide - there is zero brand loyalty in tenants.
          When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
          Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

            A 24-hour phone number for emergencies is certainly advisable IMHO. There is nothing new about this.

            Key storage (e.g. key safe) likewise, if it can be done in a way that is secure and manageable..

              If we don't even know what you do, what qualifications you have nor training and wish to "" keep myself and the organizations as private as possible "" , how on earth would we know if we are "like minded", and who/what are these shy and withdrawn organizations", please?? BTW there is a wide variety of opinions on this site (like many others..), I wouldn't describe everyone here as "like minded",
