    I don't understand why (a) you didn't report him for the assault on you and at least get it documented (b) reported the threatening text messages to the Police and get those recorded.

    You have to stand up to bullies. I'm not saying you have to risk being assaulted again but you should get his actions properly logged with the Police.

    The person would by now have 1 charge of criminal damage, 1 assault and 1 threatening behaviour to his name.

    The system isn't perfect but it does eventually work.

    If this guy is causing you hassle, chances are he's doing it to others too - perhaps fighting etc in the pub?

    They will recall him back to prison if he isn't careful but you need to do your part to make it sooner rather than later.

    PS I was a publican for several years so have a fair bit of experience of bullies.

    I once learnt of how a well-known and very successful HMO landlord dealt with tenants like this. Apparently it worked every time. He would respectfully ask them to leave while offering a financial incentive. Such an incentive could be something towards first month's rent or a deposit towards another property. You could of course wait it out until the C.V related regulations allow you to evict him, you'll then have to go through the whole eviction process, and pay all related costs. By then, you'll have lost more money than you could have offered to help him move and by the sounds of it, he could have assaulted someone or refused to pay his rent. Offering to 'help' him move on in this way could be a small loss compared to all the stress and sleepless nights. I would avoid meeting him again in person though. Let us know how you get on.

    Unfortunately there are some landlords offering a service who end up getting threatened and abused. Unfortunately it is hard to remove yourself from these contracts because being abused and threatened and not receiving rent is not a valid reason to do so in any reasonable timescale. You don't matter.

    I suggest you employ an agent to deal with this property for the moment while you make efforts to get rid of this individual (just make sure you don't get tied in to a long-term indefinite contract). And study in great detail how you happened to accept this tenant in the first place. You must have missed 200 warning signs.

    Abusive Tenant - Suggestions appreciated.

    Hi,

    Is there any recommendations on how to manage/evict an abusive tenant during the pandemic?

    I manage a HMO in the South of England and around two weeks ago I got a call from one of my tenants saying he'd had his door kicked in by one of the neighbouring tenants accusing him of leaving the communal toilet in a mess. When I turned up the tenant who kicked the door down was going crazy (uncontrollably) and was clearly on drugs. He pushed me (physically) away but when I called the police he seemed to calm down, the police then turned up and chilled everything out. When I told the police that I'd bee n pushed they laughed and didn't take it seriously (I'm quite a big person).

    I managed to place the tenant who's door was kicked in an alternative accommodation for that night and then took him down to the police station the following day to make his statement to the crime that had happened the previous evening (door being kicked).

    When all of a sudden the tenant who kicked his door down walked in and signed in on the probation register (to my absolute shock and horror). Whilst he walked out calling both of us "grasses".

    The following few days he had been walking past me in the street to shouting "grass" at me.

    I also received a barrage of threatening text messages claiming I was a grass and that they knew who my wife was and said her full name. the sort of messages however that have the implication to be threatening in context of whats previously gone on. But to the police wouldn't be substantiated evidence for them to even speak to the threatening tenant.

    In hindsight I should of done further checks on the threatening tenant as I found that he had viciously assaulted someone a few years ago and is currently on probation by just looking on the internet.

    the tenant has been with me for 6 month and up until this point the tenant was fine and paying rent, but now he's stopped paying rent. He's self employed so I can't try speak to anyone he works with about his appealing behaviour. I'm also so worried I might be assaulted by them if I go into the house, neibours have been complaining about the late night noise from them, and I'm worried my other tenant will leave.

    The tenant who got his door kicked in had a police escort with him to help him remove his items because they where that conceded. this specific tenant is known to the police by other landlords for being a troublemaker.

    I've been struggling to sleep since, and I would like to reach out to anyone that has any suggestions on how to manage this?
    Ultimately I want him out, but this might not be till the end of the year by the way Covid-19 is going.
