    Tenant Moving rooms in HMO

    Hello,

    I have a tenant that would like to move rooms later this month. I understand I need to do a new AST, issue documents etc. In terms of the deposit do I have to return the deposit and then take a new one or am I able to amend the current deposit protection?

    What you have to do depends on what the tenancy agreement says that the tenant rents.
    If it's "a room and access to these rooms", no change would be needed at all.
    When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.

      If a new contract is required because of a "change of address" then yes, the deposit would have to be re-protected with the new details and new PI served. You may be able to do this without refunding first. Check with your scheme whether that's possible.
