    How to best maximize our tenants LHA (local housing allowance) rental income?

    We're looking for creative ways of maxImize our tenants local housing allowance and rental income.

    If you have any ideas or know of any tried and test methods/strategies, then we'd love to know whats working for you.

    Rent to a single woman. Then encourage her to keep having babies, so that the amount of LHA her brood is entitled to increases with each baby. Job done.

      Maximise the number of bedrooms that are at least 110 square feet.

      However this all sounds very trying to milk the State, to me.

        When it comes to benefits 'creative' is often synonymous with 'fraudulent'.

        The legal way to maximise a tenants Housing Benefit or UC housing element is to set the rent at their particular LHA rate or just above, what that rate is depends on their circustances and not the property.
        That way they will get the full LHA that they are entitled to - Provided that they are not subject to the benefit cap, or any sanctions.
