    Portfolio landlord or not for Re Mortgage


    Please can someone help.
    I have three BTL's, if I re mortgage one of those, will I be classed as a portfolio landlord? I would say not as I still hold three properties, if I was to buy a 4th then yes I would be portfolio, is this correct?

    You raise an interesting question to which I can only refer to various lenders criteria, e.g Precise deem a Portfolio Landlord with three current BtL ‘s with the fourth under assessment by them, other main stream cite as you believe that as an owner of only three BTL’s you are on the borderlineand would assess the application on a lower stress rate, however nothing is straight forward, if your income including the net rental places you in the Higher Tax band most but not exclusively will use the higher Portfolio Stress calculation even if you only hold 3 units.

      Thanks for the reply, it's not very clear and as you say depends on the lender. I think I'll be ok with accord who seem to have good rates at present.
