I need to book a property assessment for an EPC Certificate, Gas & Electrical Safety Cert.
Can anyone recommend a reputable assessor / company in West London, and what the fees should be for a three bedroom house - and what I should look for in the small print?....

by NeelixYou need a a SATISFACTORY EICR before a new tenant can move in .......... and the lettings agency wil need this from you.
Getting an EICR done is no guarantee of a Satisfactory outcome and my advice to you is get one done and read the report if its an unsatisfactory report before acting...18-01-2021, 13:04 PM -

by jpucng62Use a site like Check-a-Trade to find someone with reviews locally. There are a few of this type of site & they have to pay to join so keeping a good track record is important. Hopefully you will avoid the cowboys. Anyone who is really cheap should be avoided!17-01-2021, 12:34 PM

by NeelixRe finding an electrician do not use anybody the lettings agents tell you to use. Ask friends locally for recommendations
I will do an EICR and PAT testing on the same day, but remember that a satisfactory report isn’t guaranteed.

1) In regards to the electrics at the property, is a PAT ( Portable Appliance Test ) enough or is a EICR
( Electrical Installation Condition Report ) compulsory?.

I've checked back and the roof on my side is at least 15 years old.
The work on the roof was done prior to myself or neighbour buying our houses(which was approx 10 years ago) so I don't feel it's a case of something that I have done...16-01-2021, 17:56 PM
