We need to see how the EPC algorithm changes affect the rating on electric heating - promised this summer. No point spending any money when the dart boards keeps moving & the numbers are a work of fiction!

To improve your insulation on your external walls fix 50 x 75 mm treated timber with hammer fixings at 600mm centres. Use 50mm insulation board between each timber, then 12.5 mm plasterboard then plaster skim. In a bathroom or kitchen put a membrane layer between the plasterboard and the insulation. This will make a big difference to your EPC.

I'm sure most of you with electrically heated flats are told to install high heat retention storage heaters to bring up your EPC's. I was just musing that the night rate now costing 70% of the day rate might put the tin lid on this idiocy.
(There being no point in using such storage heaters, if they don't manage to keep 70% of the heat stored overnight until the evening.)
Therefore I wonder if the present, hopefully temporary, high prices might be a blessing in disguise? To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

by Paul VHi Everyone
IS it actually a Law yet, that all rental properties have to be at C grade.
IF it is Law what is the date they have to be C grade.
OR is this part or a proposal that is not actually Law yet
Many thanks P21-06-2022, 17:49 PM -
Reply to Is EPC grade C actually law yet?by JamesHopefulIn that situation, you would have to show that you've done everything you can to improve the energy efficiency and then apply for an exemption. There will be quite a few buildings out there which cannot hit a C grade (with many listed buildings being an example). There are exemptions available in the...26-06-2022, 18:02 PM

Reply to Is EPC grade C actually law yet?by Hudson01Agree with all the above, govt policy not making sense is just par for the course, look at right to buy ! I am in two minds if this will come in or not, but i am building my selling plans around it coming in when we think it will. The govt have signed up for next zero by 2050 and i doubt that will change,...26-06-2022, 14:33 PM

Reply to Is EPC grade C actually law yet?by CodgerOne of the worst ideas is adding green taxes to heating bills and then offering it back via a few layers of admin.
its hard to imagine a less efficient way to get a building updated....26-06-2022, 12:55 PM -
Reply to Is EPC grade C actually law yet?by SouthernDaveit’s another easy win for votes. LLs are viewed as part of the super rich and any public bashing goes down well with the working classes.
Climate change is going to happen, we should start preparing for it.25-06-2022, 19:19 PM -
Reply to Is EPC grade C actually law yet?by jpucng62Just because it doesn't make sense doesn't mean they won't do it! Boris has had so much of his NetZero 2050 agenda cut he is bound to leave this one on the table. Clearly LLs can save the world from climate change all on their own while the rest of the world goes back to coal!25-06-2022, 18:57 PM

Reply to Is EPC grade C actually law yet?by SouthernDaveI can’t see this happening. What happens if someone owns a property that cannot get to a C grade and is midway through a 5 year mortgage. Do they expect the landlord to leave it empty u til the end of the mortgage when they can sell it.

by SkagI've been in the BTL business for over a decade and finding good reliable tradesmen (any trade really, builders, plumbers, renovation companies) it to be a real struggle. I'm in the Brighton area. For a large project in one of my properties, I must have contacted more than 10 companies, I ended up meeting...10-06-2022, 09:35 AM
