Just had the dreaded call form tenant advising me a ring on the hob no longer works. Sod’s law applying fully, it’s 18 months old and Indesit’s guarantee is only for 1 year. How is the best way to get this sorted- call out a local plumber/ appliance repair person? Indesit are not answering but I remember seeing they want £139 labour and I guess there will be parts too. So pretty much the price of a new appliance. Any advice welcome!
Cheapest way to repair hob no longer under guarantee

Call out a local repair man & if he can't fix it get hime to supply & fit a new one - usually some cost saving if he does both the repair &/or the replacement.

I had an old cooker found in a repo house I bought: Empty for 2 years, complete with fossilised sausage under grill over pan with mouldy fat.. 2 bust rings. (And car in garage.. long story..)
Bought 2 new rings/controls (can't remember which, about £45) and a new grill pan, used by me or tenants for some 5 years. Try somewhere like this, you might get lucky...

Sorry guys, it’s gas ( obvious to me but no one else). I’ll have a look at espares theartfullodger . I think I’ll need to go to the property. I’m hoping it might be a blockage around the ignition ie gunned up food, but that’s probably overly optimistic.

theartfullodger Great website I have saved it to my favourites. Only possible issue is it doesn’t give dimensions eg of the burner cover, ( the oven has 3 medium and one large burner) but I’m sure that’s not insuperable.

Just come back from the property, and probably to the surprise of no one on here, the burner rings and the little gaps on the metal plinths were encased in congealed fat. Once I’d scrubbed the rings clean and unblocked all the little gaps ( I used an interdental brush) the cooker worked absolutely fine.

I think I'd tell my tenant to clean his own cooker.
Though saying that, my friend's ceramic hob is caked in grease as he's too tight to buy anything to clean it. He reckons the landlord should supply it!To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

Reply to What to do with "fireplace" cavityby dp17Although at home, for my daughters room, where we had an old fireplace that I had removed, I raised the base with blocks about 450 mm and filled it in but also did the same with the lintel above, then plastered it inside , added a mains socket, vent and light at the top inside and a glass shelf...05-07-2022, 08:33 AM

Hi
A long term tenant recently moved out. Part the way through the tenancy the Baxi back boiler in a fireplace with flue going through chimney, got changed for an efficient boiler in another location. The hole that was left was covered by some boarding; part of a very elaborate 70's tiled...03-07-2022, 22:42 PM -
Reply to What to do with "fireplace" cavityI had this with a terraced house I bought, there was an original fireplace and grate. I boarded it up and put a vent at the bottom just above the new skirting board. After renting it out a few months later the tenants were complaining of damp and black mould.
An inspection revealed that the...05-07-2022, 07:35 AM -

by ThornyHi. One of our rental properties had a replacement EPC done in 2019. It scored 68 points (band D), and if it scored one more point at 69, it would have come into band C. What I wonder is, is it worth being re-assessed after doing something minor to gain that point, assuming the ways to score points...28-06-2022, 14:31 PM

Reply to How to gain a point on EPCby jpucng62The whole EPC algorithm is due to change by the end of the year (already in play in commercial property). Electric heating is supposed to be getting a boost as it will now be recognised as a much cleaner fuel than it used to be.
Given that current EPCs are based on cost of fuel & new...03-07-2022, 20:16 PM -
Reply to How to gain a point on EPCby Yorkie2020I'd start by talking to the EPC assessor. I had 1 done last year that was a point or 2 below a C. I wish that I had been there when he visited instead of just the tenant.
He assumed that there was only 50mm of loft insulation as this was normal for the street, until I provided proof that I'd...03-07-2022, 16:36 PM -
by JK0How did you get a mortgage when you bought the place if there was already foam installed?01-07-2022, 20:38 PM

by sobiyanOur lender's surveyor asked us to remove the rigid foam insulation from loft (applied by previous owners 12+ years ago) as the lender won't lend due to fire risk. The foam is directly on top of the roof tiles (with no membrane/material underneath). Been a nightmare as it took weeks for contractors to...01-07-2022, 19:53 PM
