Just had the dreaded call form tenant advising me a ring on the hob no longer works. Sod’s law applying fully, it’s 18 months old and Indesit’s guarantee is only for 1 year. How is the best way to get this sorted- call out a local plumber/ appliance repair person? Indesit are not answering but I remember seeing they want £139 labour and I guess there will be parts too. So pretty much the price of a new appliance. Any advice welcome!

Call out a local repair man & if he can't fix it get hime to supply & fit a new one - usually some cost saving if he does both the repair &/or the replacement.

I had an old cooker found in a repo house I bought: Empty for 2 years, complete with fossilised sausage under grill over pan with mouldy fat.. 2 bust rings. (And car in garage.. long story..)
Bought 2 new rings/controls (can't remember which, about £45) and a new grill pan, used by me or tenants for some 5 years. Try somewhere like this, you might get lucky...

Sorry guys, it’s gas ( obvious to me but no one else). I’ll have a look at espares theartfullodger . I think I’ll need to go to the property. I’m hoping it might be a blockage around the ignition ie gunned up food, but that’s probably overly optimistic.

theartfullodger Great website I have saved it to my favourites. Only possible issue is it doesn’t give dimensions eg of the burner cover, ( the oven has 3 medium and one large burner) but I’m sure that’s not insuperable.

Just come back from the property, and probably to the surprise of no one on here, the burner rings and the little gaps on the metal plinths were encased in congealed fat. Once I’d scrubbed the rings clean and unblocked all the little gaps ( I used an interdental brush) the cooker worked absolutely fine.

I think I'd tell my tenant to clean his own cooker.
Though saying that, my friend's ceramic hob is caked in grease as he's too tight to buy anything to clean it. He reckons the landlord should supply it!To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

by jpucng62I have just had a property inspection by DASH - local midlands housing accreditation scheme (it gets me a reduced fee on selective licensing).
The property is a 1-bed coach house - accommodation above 3 garages. They have said I need a smoke alarm inside the front door at ground level as...16-05-2022, 16:13 PM -
by jpucng62They are quoting the Smoke & Carbon Monoxide Regulations 2015 - which I have explained the property is exempt from - but as ever it lies in the interpretation of the law. Does an entrance, with no habitable space, constitute a 'storey'?17-05-2022, 10:55 AM

by DuffsWe have just started letting a flat we were previously living in ourselves. It was a new build property when we bought it, now only 3 years old. The shower has always drained slowly which we did raise when we first bought it but were told that it was a high pressure shower and it would always just drain...02-05-2022, 20:35 PM

by Hudson01Dangerous to do this, if you remove the shower elements that catch all the hair etc then that will clog up further down the pipe ! Then you will have a bigger problem....17-05-2022, 09:48 AM

by Hudson01I cannot for the life of me think that some council bod gives a monkeys about the increase in rent for someone they do not know nor do i think they will care about some smoke detectors being put in the black bin.
But i woud ask them to quote to you the exact legislation that they say menas...17-05-2022, 09:41 AM -
by ash72You should look at the warranty with the building, as you may be able to make a claim, you may need to commission your own independent report by a plumber). Alternative solutions, install a less powerful shower (but you may get issues that it's not so great by the T's), install a larger trap and waste...16-05-2022, 22:20 PM

by AndrewDodIt is a bit of a stretch to think that Local Authority busybodies try to adhere to the law or even their own law. They usually make things up.
Explain to them that you would have to increase rents by £20, and cause environmental damage by discarding usable equipment, so you need to be...16-05-2022, 21:52 PM -
by jpucng62You are spot on and at present that is exactly what they are asking for.
Interestingly, further investigations shows that the 2015 Smoke alarms regulations do not apply to housing that is under a Licensing Scheme and Nottingham's SL Scheme states that alarms are only required if a story...16-05-2022, 20:19 PM -

by jpucng62Although the 54% increase in utilities announced yesterday was bad news for everyone, anyone on electric heating is going to be hit even harder. The cost of electricity has increased much faster than gas over the past 10 years, mostly because of the green taxes that have been loaded onto them. An increase...04-02-2022, 13:42 PM
