Which electric shower should I choose?

I agree with Codger. If you fit an electric shower in a hard water area the shower unit can fail within a year or so and the manufacturers can avoid warranty unless a water softening unit is fitted.

My preference is a pressurised cylinder for electric properties or a combi boiler if gas. They run a mixer shower. If there is an electric shower i leave it in as insurance for when the hot water goes wrong.

AndrewDod,
False economy to get the cheap one. The first will last much longer with tenants.

Depends on hot/cold feed and available power (ie 9kw shower no good if trips supply)
Most (but not all) showers have multi access fitting slots.
Is it new or replacement shower?

by DannyMHi all,
I'm looking for a bit of advice and help regarding a Energy Performance Certificate (EPC) for a flat I will be buying.
The overall Energy rating has a score of "B", which I believe is not too bad at all. The flat was built in 2017.
However, the...25-05-2022, 18:21 PM -
by DannyMIt was done in 2017. Do you know when the EPCs will change or are expected to change?
Yes it is electric.
Okay thank you. Do you know when the upgrade is due to happen for EPCs?...26-05-2022, 14:38 PM -
by jpucng62What is the method of heating & hot water? I'm guessing electric - in which case there is nothing you can really change. Electricity is scored very poorly on EPCs currently but that is due to change on the next upgrade. How much the score improves we have no idea, but an EPC B is pretty good. I...26-05-2022, 10:59 AM

Reply to EPC Exemption 2025by jpucng62I would not buy anything that was not a solid EPC C until the legislation has been written. At present there are too many unknowns & the chance you making a bad mistake is too high.
You should also be aware that a property can lose 10 points over 10 years with no changes having been...26-05-2022, 10:57 AM -
by mikecook66Hi, new to the forum so here goes my first question, as new investors we have seen a nice flat, it is currently EPC D with a potential of EPC D, as we know the proposal is that by 2025 rentals should be EPC C, given this properties potential is D, would this under the current exemptions criteria be...25-05-2022, 16:59 PM

Reply to EPC Exemption 2025by jpkeatesI have never seen an EPC that says there are no possible improvements.
You'd still have to make the suggested changes even if it didn't make it to better than a D....26-05-2022, 10:11 AM -
by AlexRIf you intend buying it then of course you should query it, or at least make further enquiries. Is it a communal heating system which sometimes appear in the forums as problematic? What is the experience of people living in the flats? Is there an ongoing issue with heating? It will be too late to do...26-05-2022, 07:37 AM

Reply to EPC Exemption 2025by JK0I see you are correct, though you have to reapply for the exemption every five years. Whether the standards change, or the new EPC assessor can think of pointless expensive improvements, remains a risk though, surely?...26-05-2022, 07:34 AM
