    Please sign my petition about unfair EPCs

    If, like me, you believe the EPC system is unfair and inaccurate and that raising many properties’ rating to a C will be impossible, please sign my petition and forward it to anyone else who might sign it. Thanks.

    Come on people - give a fellow LL some support! I know some of you have issues with low EPCs with properties with only electric heating - this at least is a flag to Govt that the the whole process is a mess with GCH (which is supposed to be being phased out) scoring highly and modern electric radiators being slammed. If we don't fight to get a level playing field are we just accepting that our properties are not fit for renting??

          Recognise storage heaters are outdated and inflexible

          Storage heaters are strong workhorse. In an all electric property. Convector heaters are rubbish. Oil filled radiators are good, in terms of glow (radiant heat i.e. when you site in the sun), however they cannot heat the air (The air always feels cold). Fan heaters will warm the air, but the building structure will feel cold. The winner is gas central heating.

          I agree with some of your other points, as it is unfair to dump Climate responsibility onto private landlords.

          It seems crazy, someone can fly to Australia, generate one years worth of carbon footprint, but all this is off-set by people like me who have to upgrade out properties. They should pay to have my walls insulated or boiler upgraded.

            The bottom line is all forms of electric heating are given very low scores but if you don’t have gas in a property it is almost impossible to get to a C yet the Govt is banning GCH in new properties - it just doesn’t make sense.

            Even if you don’t agree with everything I hope you sign as the aim is to get Govt to review the whole process so that we have a fair chance of achieving the required level with electric heating, whichever modern form we use.

              Recognise storage heaters are outdated and inflexible
              Accurately reflect the energy efficiency of modern electric radiators
              Recognise the Govt commitment to phasing out gas
              Not make assumptions based just on age of property
              Make realistic, achievable and cost effective recommendations
              The energy efficiency of any electric heater is based on it's KW rating, not what sort of device it is. Fan heater, oil-filled, "modern electric radiator" (whatever that is) all of 3 Kw have the same efficiency - heat output all the same, all 3 Kw.

              Reform of EPCs I'm in favour of (fat chance with this bunch of clowns in charge) but I'm not in favour of your petition.

              And have yet to see any evidence any of the landlord associations are going to sort this.

              Used to have 3 storage rad properties, now down to 1, but reduction nothing to do with storage rads or tax (old age & ill health).

                I have to thank you for raising this point, because I missed it. I did n't connect the dots.

                I have spent a lot of money on a programme of refurbishment over the years. I got rid of wretched wood chip wallpaper, installed gas central heating, double glazing etc.... Now all of this is going to count for nothing. As I have to re-wire, which will damage the decoration.

                In order to meet the EPC rating of C. The only way would be to throw away existing double glazing and replaced with the most modern double glazing. (or turn then into smaller windows!).

                One option, might be internal wall insulation, which is going to make homes smaller. However, it is going to involved changed to the electric socks and windows and door frames etc...

                  I do think these planned changes to EPC's is not thought through properly by the Civil Service .......... the UK has a huge stock of old properties that simply will never be able to meet the new tougher requirements.

                  The planned banning of gas central heating needs more thought.

                  We already have "LOT 20" compliance for storage heaters and panel heaters to deal with which has made them too complicate for many elderly users.

                  The powers that be need to concentrate on new builds AND using thermal imaging cameras in the winter to check the homes that are the least efficient too

                      What we need is not to be penalised because we don't have gas. Any electric heater - storage or otherwise - can be run on green electricity, yet gas (which are told we must stop using) is the only realistic way to achieve a C. It just makes no sense!

                          I will sign it. we had EPC done a few months ago and we came out with a D66. It was previously D58. In order to get that slight upgrade we had to install a high heat retention storage heater in the lounge which was about £700. this replaced an old fashioned storage heater. The house is fully double glazed, has cavity wall insulation and v good loft insulation. The previous tenants who lived there 10 years said it was a lovely cozy house and they never even switched on the bedroom heater. there is no gas in the village so that was out and installing oil wasn’t an option due to the outside layout plus it would be really expensive.

                          Strikes me it is just another way of getting money out of landlords.

                            Where older properties are concerned they should lower the requirement for a "D" to 53. at present it is 55.
                            My 150 year old end terrace has a rating of "F" 54. If I could get it just one higher it would be in "D"

                              My son's just moved into an all electric flat which has UFH with an immersion heater acting as the thermal store for the UFH and supplying mains pressure DHW and it's a C. Built 2015 with triple glazing and whatever the requirements for internal wall and roof insulation was then so it is possible. Lots of new builds (not the mass market rubbish) have ASHP's and UFH.
