    What is the current rating of the EPC? If is A-E you don't need to issue a new EPC only once it expires, if the rating is F onwards and the boiler improves your rating to the legal level then you need to get it done. It's more a selling point to new T's that your property will save them money with a good EPC.

    Hi all

    I have an EPC dated May 2014 and recently replaced the gas boiler for like for like (as suggested on the EPC)

    I am just about to re-rent and wondered if I need a new EPC (as I have now replaced the boiler) or if the old one (suggesting the boiler replacement) will do.

    Problem is I can't find an guidance online as I want to ensure I don't go against the regulations.

    Just wondered it anyone had any advice or could point me in the direction of any guidance on this point
