    Damp and black mould

    How do you get rid of it in a Victorian terrace, do I replaster that area or will it reappear

    If there is a tenant there, evict with s21, then dry out (windows and/or de-humidifier).

    I painted straight over dry black mould, white emulsion. Never came back. But if there is an underlying problem get expert to advise
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      You need to establish whether the damp is due to water ingress, and if it is you should fix it first.
