    EPC variability:

    Wondered if any other members had had such swings of EPC ratings. I have a house, tenanted, with an expired EPC. That EPC (2008) found Actual
    40/E, potential 51, whereas when I had a new one done,
    23/F (i.e. worse!), potential 62, although there had been significant improvements (eg external 10cm-thick & under-floor insulation). So I commissioned another EPC from a different company:
    50/E with potential 87/B!!!

    Can anyone beat the variation for the same property? 23/F vs 50/E?

    About 3 months apart, absolutely no changes to property.

    Yes I do plan to "discuss billing" with the 23/F people.

    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

    Did the 23/F people had a company that upgrades insulation? Couldn't be that they were finding work for themselves?


      Maybe the 'assumptions' are different ie insulation of walls / floors etc. Compare the 2 side by side to see where the differences are and ask for an explanation.


        it is my experience that some qualified assessors mark harder than others.
