    EPC anomoly? Could a pre-existing House subject to a Life tenancy come with MEES???

    would anyone know the answer to this?

    Some twenty years ago we purchased a house subject to a lease for life, at an annual rental, currently in the region of £2500 which is perhaps a quarter of what would be the open market rental value. There is no question of a sale or transfer of the tenancy. The question is whether under the rules coming in within the next eighteen months biting on assured periodic and lettings under the Rent Act 1977 there would be any requirement to obtain an EPC and achieve a score of E or better?? All
