    No mortgage valuation 5 weeks after offer accepted

    I accepted an offer on my property almost 5 weeks ago. I was already quite far along in a chain at that stage as my original buyer pulled out. I therefore needed things to progress quickly. To start with, the new buyer was slow to pay his legal fees and I had to chase my estate agent to give a gentle push. Things seem to be going ok on that front now. My issue is the mortgage side of things. I still haven't been contacted by anyone in regards to a mortgage valuation ( buy to let investor obtaining a mortgage) and my solicitor has said this is concerning at this stage of the process. I get regular calls from my vendors EA chasing this valuation and it's starting to really concern me. My own EA is not very proactive in returning my calls and has said that we shouldn't be too pushy in case it causes our buyer to pull out. I accepted this a few weeks ago but now I'm getting really concerned. Is it normal for this to take so long as something just doesn't feel right

    yes during lockdown things were very delayed . we dealt with a small building society and they were SO slow !!! 5 weeks would be about right for them . however then i got another mortgage with a big well known company and they did a desk top and were mega fast . some companies do take a long time but it is a concern

      Thanks. I'm hoping my buyer has gone with a lender whose slow rather than anything else. It's the not knowing thats making things difficult.

        Your Solicitor will include (upon your request) a special condition in your contract to obligate you to this, upon exchange. The other parties may require an exchange of contracts before completion to make sure this is effective. Its a catch 22 scenario....

        so, we can tell them that we are happy to compensate their losses & efforts of preparing for moving (up to say 1.5K) in case we fail to complete our sale on a specific date.         Indeed, however I always advise to select a company that does not require a non refundable deposit. This is why it is imperative that completion take place as early as possible on the day of completion and certainly before the removals start loading their vans. Hence, sending funds the night before...

        One of the challenges here is to convince the people of the chain to arrange moving companies so on. Understandably, they worry that in case we change our mind in last minute then they end up with cancellation fees so on. Any idea what we can propose them to...
