Party Wall query

A neighbour (of a relative) is planning on doing works to their house this summer.
Detached houses.
I had a look on the council website and can the existing and proposed plans.
Its a simple extension at ground floor level only - to replace an old glass conservatory and patio with bricks and windows living space. Some foundations will be added.
The neighbour planning the works has asked the owners either side if they will allow works to go ahead and to not involve party wall surveys.
My personal experience only involves terraced houses with shared walls.
Do detached houses still need party wall awards?

Relative has had issues with 'movement' which resulted in piling under a structure on their land - fortunately covered by insurance. So we are cautious about any works on neighbouring land that may affect and lead to movement.
Are we correct in saying relative needs and can demand a party wall surveyor is instructed to protect their asset ?
(We know that the neighbour has to bear the cost)

Is it wise for all 3 properties to have a party wall award?
Could one surveyor independently do all 3 ?

1. Depends on the distance the houses are away from each other and the depth of the foundations - the rules lay this out very precisely

2. Yes if the rules apply

3. Only if the 3 parties agree but if one neighbour wants their own separate surveyor then the other surveyor has to be present during the survey

BTW I've never understood why its called the party wall agreement - it should be called the party wall and boundary development agreement

thanks. Managed to organise one surveyor for 3 properties. Turns out having appointed the surveyor that the works are not 'simple' at all and will involve major foundations work. Thankfully now in 'safe' hands of a pw surveyor.

Good feedback and puts everybodies minds at rest. Bet the person paying all the bills isn’t very happy though
