Commercial Property Books

Hi

Can anyone suggest any good books for Commercial Property?

I have been looking at the following book and wondered if it was any good:

'Straightforward Guide to Managing Commercial Property' by Steven Rimmer

I am looking for books which cover topics such as commercial property management, Landlord & Tenant Act etc.

I'd recommend "Landlord and Tenant Factbook", a looseleaf publication from Sweet and Maxwell.

I only have residential property so far, however I am thinking of getting a commercial property. Which is split between an office premises and a flat.

Who pays the business rates? Would I pay as the landlord or does the tenant?

Are there any other costs linked to owning the...

This tends to be the correct answer to most questions on this forum (the whole forum, not just this sub-forum) where the question is "Who pays X?"

The exception would be where legislation has been introduced that over-rules clauses in a contract....

I guess the usual small business rates relief rules apply - depends on RV and how many properties you have!

Tenant in my case. They can often apply for small business rates relief - sometimes 100% rebate. Of course if the property is empty the LL pays......

Be thankful you get paid at all IIWY. A number of my residential tenants pay up to ten days late, and I have no problem with it, as no mortgage to pay.

commercial lease forfeiture

We own commercial premises and the tenant has moved out and refusing to pay any rent. The lease expires next year July 2020. We exercised peaceable entry yesterday by changing the locks and notifying the tenant as the rent had been and paid for more than 14 days.
