i would use Verify.com
(no connection)
Where the tenant is a limited company, it does not need the landlord''s consent for change of ownership as the company itself hasn't - that is, unless the lease requires the landlord's consent if the names of the shareholders and/or the officers of the company should change.

I use ENDOLE to check a Limited Company.
I would never rent a Commercial Property to a Limited Company, (I once worked for a Liquidator and arranged for seized goods to go to auction)
One Commercial Property I rented out I had a clause put in the lease something like "If the tenant starts to trade as a Ltd Co and the Landlord receives rent from the Ltd Co the lease remains personal to the sole or joint tenant"
In my case after two years they started trading as a Ltd Co, two years later the Ltd Co went into liquidation, and the tenants carried on trading as sold traders as they were before as the lease was in their names.
Also if the lease is in a Ltd Co they can sell the shares and you could have a new owner who may not pass an affordability check.
Good luck.

As far as i am aware you just need written permission (to check a person)

You just ask them. If they agree then you are good to go. You need permission to check an individual.

We use experian, can check anyone (with their permission) and any company (without permission) that we want. But this facility we pay for annually at cost of roughly £1500. I am sure you can probably pay to do a single check.

You could always get a personal guarantee from one (or more..) of the directors. Who you can credit check the normal way (with their permission).
So this is a commercial property? What sort (idle curiosity....)

by davetgI own a shop that is rented out. A new tenant moved in on the 1/6/22 the utility company was given meter readings and a name and contact number
of the new tenant. It seems the new tenant is not "cooperating" with the utility company. Two days ago I received emails welcoming me as the...-

by LawcruncherI do not think that that is what it means. I think it means that the period of 12 months in subsection (2) is replaced by a period which is the length of notice required plus 6 months. However, the wording is a bit convoluted.
If I were you I would look up section 25(3)(b) in the table...-

Thank you.
i read s25(3)(b) to mean that the s25 notice end date has to be 6 months longer than (ie after) the break date. It is advisable in such circumstances for a landlord to make it clear that it is relying on the contractual termination date as well as LTA54....-

by HooperThis is the route we took with a leaseholder developing on land outside their curtilage. Worked fine. Important not to do anything which might be construed as continuing the lease - e.g. accepting ground rent... until it's all settled....

by ShiremanDear FlyingFreehold,
There has been some to-ing and fro-ing in the interim, including my having discussions with the tenant and with my solicitor about the issues you alerted me to. I have today instructed my solicitor with a view to sending a notice under section 146 of the Law of Property...-

by LawcruncherAt first I thought the provision would not apply on the basis that a notice to break is not a notice to quit, "notice to quit" being only applicable to periodic tenancies. Fortunately, I checked if there was a definition and there is:
“notice to quit” means a notice to terminate...-
