    Mains Electrical Maint/Cert costs - recharge to tenant ?

    Can a commercial landlord recharge his 5 yearly mains electrical certification & maintenance costs to tenants? Clause in lease to state any legal requirement costs are payable but not sure on the law stance - i know its the responsibility of landlord to get it done but i cant find clear answer on if this can be recharged?

    i would recommend that you read the lease! Pretty much everything in commercial landlord and tenant depends on what the lease says.

      As mentioned above, you need to check how your lease is worded. However, usually under an FRI lease the tenant would be responsible for an EICR and any subsequent remedial work.

      Also, I may be mistaken but I believe under the current Electrical Safety Standards a landlord should provide a satisfactory EICR to any new tenant (and as of April 2020 any existing tenant who doesnt have one).
