I am in a very annoying situation . I let my shop in March as a barbers just before covid 19 struck and of course the tenant had to close the shop . He has another shop locally so sub let this one to another barber so not paying wages . The barber got 2 x grants of £10,000 each shop . He has paid ££2,200 to me in rent tas i reduced his rent not knowing if he got a grant or not so i thought that would help him , my mistake !! i know . He has not paid November rent as he is waiting for the new grant that has just come out !!! how can that be ??? . His monthly rent is only £400 what an absolute joke these grants are proving to be to unscrupulous tennants , i had to make a pont here that the government has tried to help businesses and yet the tenants in some cases do not give a dam about the landlords >>
£10.000 grant and waiting for the new grant

As the grant was for £10,000 and he has only paid £1800 up to October and he does not have any other expenses that i can imagine as his rates are £190 per year and as he's a barber and does not employ anyone what else could it be used for ?? .. You might be right we have not trained him as he only moved in in March this year , but any training advice would e welcome ???

Me and my husband jointly purchased a freehold property in 2016
We agreed a sale of the freehold in 2020
Our then buyer noticed that our physical boundaries did not match...-

by OnetenthThanks for replying. Apologies for the acronym, by N2Q I meant Notice to Quit which is served along with the section 25 notice
My understanding is that for the notice to quit to be effective, the expiry must tie-in with the final day of the payment period (which would usually be the last...-

by OnetenthHi all,
I tried to search to see if this has been answered before so apologies in advance if this has been answered before. There seems to be lots of information on section 25 notices, N2Q's on the internet but not so much where there is no written agreement to fall back on.

I do not know what is meant by "N2Q"..
Where the period of the tenancy is less than yearly, the rule at common law is that the length of notice must correspond to the period of the tenancy.
Generally, where a s25 notice is involved, the minimum period of notice would...-

In the absence of consent the lender can sell free of the right granted. That has to be the case otherwise the security could be prejudiced. If the mortgage...

by helpmenotFound some interesting info today. Immediately before becoming a leaseholder Mr X had a mortgage on the property (since 1985)
Would this too limit his ability to grant an interest in land?...-
