    Right of Renewal

    Hello,
    In the event where a commercial tenant has established a Right to Renewal in a building.
    What would happen if the tenant did not exercise the Right, Leading to no Renewal?

      If the tenant remains in occupation after the agreed end date the tenancy continues. Both landlord and tenant have the right to apply for a new tenancy. See further here: https://www.landlordzone.co.uk/infor...-tenant-act-2/

        A lease is either inside or outside LTA54. Unless the existing lease excludes LTA54 and the documentation is correct, then the lease is inside LTA54.

        Where a tenant has renewal rights the need to exercise the rights only applies if s25 has been served or s26 notice given. Otherwise, on expiry of the tenancy, the tenant would simply hold-over under the existing lease (until such time as terminated under LTA54).

          the company has a right to renewal however the new rent has to reflect the market rate if the tenant is not interested in paying the market rate can the landlord begin to end the lease & for example what complications could arise?
