    VAT on water invoice?

    Good afternoon

Water to a retail unit is sub metered by the landlord to the tenant.
The landlord is VAT registered and their agent is issuing water bills with VAT on.

Am I correct in stating VAT on water is not applicable for a retail premises?

    Thank you

It is not wrong for a landlord to let a building in dangerous condition and then expect the tenant to repair, etc. The onus is on the tenant before signing the lease to ensure the premises are fit for purpose. Any defects that would prevent that could then be used to negotiate on the tenant's repairing...

    Hi All

I am hoping someone can help me with this little dilemma i have.

18 Months ago my small business took on a small business unit which we signed a 5 year lease with a break after 4. Neither the landlord or the solicitor dealing with this were able to provide an electrical...

As a tenant I once took a Full Repairing & Insuring Lease on Business Premises and a month after I moved in the landlord instructed Chartered Surveyors to serve me with a Schedule of Dilapidations which I had to attend to. This was around 40 years ago when electrical testing of Business Premises...

As soon as the supply is for other than a household, its commercial. The energy companies prefer this, so that they can rip you off for a bit more. If you are a landlord whose properties are in a limited company, even if residential flats and houses the energy companies will try to classify as comm...

I'm currently facing an issue, I've been with a business electricity provider for the last 8 years, my usage is very low, less than £140-£160 a year or 500-600KW pa, as it's only powering the communal areas (security lights and hallway) in a small block of flats. The energy provider has now said they...

Did you try just switching online via comparison site and MPAN number ?
I have half a dozen communal energy accounts all on standard residential tariff and I fail to see how they could classify it as commercial unless you volunteered that information.

I'm trying to negotiate a rent plan for my shop, but my landlords agent has asked for my accounts for the previous 2 years. I've been at the property for over 20 years, no problems paying rents etc. This new landlord took over 3 years ago, again no problems paying rents etc. Until the virus hit....

The landlord owns the property, not the tenant's business. The landlord can ask but is not entitled to see your accounts. By the same toke, you are not entitled to a rent plan. As only the landlord can agree a variation to the rent payment arrangements, I'd have thought whether from your point of view...

Tried them, but they farm it off to brokers, I've now managed to fix it for 3 years, at what seems extortionate rates from my previous supplier and comparing with my own residential tariff, now will be paying over £280 per year. At least it is now done and don't need to worry about it for a while....
