    Commercial property re-possession

    I have a commercial property situated in Blackpool, and following our previous tenant who held a lease that expired, had left the property, their manager decided to take the property.

    We agreed on the basis he pays the deposit plus the rent, so an agreement can be in place, however this has not materialised. He has paid £400 of the £3,450 owed. We have not signed any lease agreements with him.

    We have done a small claims court matter, and this was done recently. He has been in the property since 15th March 2019.

    I would like to remove him and take possession of the property. Please advise me the best way to remove the people at the property, and secure the property. We are also worried that this guy will possibly break in again and re-take the property.

    Any good advice would be helpful.
