    5%VAT for empty dwelling on refurbishment costs – what about mixed use?

    I have read that a renovation of a property that has been empty for >10years is entitled to a 5% VAT rate for refurbishment.
    How about if the property is mixed use and has a ground commercial floor which has also been empty and a flat above?

    I can not find any information regarding this online if any one has some knowledge in this matter and can help answer my question that would be great.

    You wont be getting the £20k pa, therefore most lenders may not give you a loan, check with a broker. You may be liable for business rents check.

    The property may be vacant, but the lease the bank had may not have expired so you need to check the status. I would get a commercial valuer...

    I should have been clearer. It is a building which was owned by a bank, but now vacant and being advertised for rent/sale right now.

    What does your lease agreement say about non-payment of rent, and notices - you should follow this as a guidance, and if there is any associated costs which can also be recovered from the Tenant.

    You can get most of your answers by talking with a commercial mortgage broker, who can give you a free quote on the rates etc.

    ROI is dependant on what you require, I've seen CP's with ROI of 0.5% to over 25%, you just need to make sure it pays any loans otherwise you will struggle to get...

    You first need to find out why they are not paying. You need to communicate with them first. Is it a temporary blip, or have they run into financial difficulties.

    You need to consider your options, if the property become empty, you may be liable for Business Rates,if you can't re-let it...
