    Thanks for that suggestion, I think that is what I am going to do as there is a time limit which is nearly up. It's important because if I need to sell there has to be the possibility for the buyer to get an optimum rent or it will sell at at below it's proper price. My worry about the DIY approach...

    Why not do what I did:

    Just come up with an increase you are happy with, ask tenant for twice as much, then 'compromise' on the figure you want. Then you send a rent review memorandum for them to sign, and everyone is happy.
