    I am surprised that the solicitor who acted for you when you purchased the flat did not warn you about the lack of documentation and advise you not to proceed. If you have a mortgage, I am also surprised that you obtained one without full and proper documentation.

    You don't need a piece of paper. That can be recreated from the lease held by the Land Registry, assuming the leasehold title still exists.

    If the copy of the Lease document held by the Land Registry is void, I would suggest your leasehold title is also void. I'm hoping that Lawcruncher...

    exactlly where is the deposit now ? in the scheme ? or in your pocket ?

    this doesnt make sense to me --

    This particular one the letting agent I use always put the deposit into a scheme themselves and when tenant vacated in 2015 they returned as there were arrears and damages...
