Can lease be changed just because the directors want to change it?
I am not sure where to post this so sorry if its in the wrong place firstly?
The recent shareholder meeting went well until new shareholder pipes up oh we don't want to pay to a service charge fund or get any painting done. It's in the lease so could the two directors go along with this and not...

Basement water egress and maybe some sort or damp issue
Over the Christmas period, I noticed some water under my copper pipes so my first response was to call in a plumber as I thought maybe my pipes are leaking. The plumber came and said can't see anything, plumber 2 said similar however wisely said keep on eye on the area in wet weather and low and behold...

    Confused over multiple dwellings relief!
    Hello all

I'm interested in buying a single block of self-contained units/flats (i.e. own kitchen and bathroom, no shared amenities or rooms). However if I am buying the lot on one single freehold title, would multiple dwellings relief still apply for the stamp duty?

I have two questions I would like to ask.

I am about to move out of the rental that we (partner and two young children) have been in for nearly 5 years. The first year was a 1 year contract and then we had 2 six month contracts, after thatn we have been...

    Painted without permission
So I rent from a housing association and on their website it says we can paint, etc whenever we want. So ive painted the joint living room kitchen, and part of the hallway. I then spoke to a neighbour who moved in the same time as me and said i was painting, to which she said didnt think we could paint...

    Help with bad landlord
I have a friend who has rented a property on an assured shorthold tenancy for 3 years now. The tenancy has long expired and so has automatically converted into a periodic tenancy.

Recently following an inspection the boiler in the property was condemned and switched off as a result. She...

Investment in Manchester (is it too late now)
I have some funds available for investment and had been exploring cities in north(mainly manchester). Seems there are loads of new high rise premium development going on in city centre area. Although the prices are low compared to london(above 250k for 1-bed flat) it seems high. Builders and property...

    Mortgage with criminal conviction
My husband has a criminal conviction (served a 6 month prison sentence last year, for an online sex related crime - I regard it as an unfair conviction, but that is another story). We own a BTL together and ideally want to remortgage and get another. I'm unsure if there are any lenders that will lend...

    Dilapidation report
I have received a dilapidation report from FH solicitor which lists a number of areas that require maintenance. The main one is the forecourt of the flats being re tarmaced which is covered in the lease. However the other areas are fencing, roof tiles etc. The letter has asked for each LH to provide...
