Think I may have messed up with girlfriend on deeds from 40 years ago!
    by Cavan
Would be grateful for any advice.
Approx 40 years ago i bought a 2 bed semi with a 99 year lease. I was being a bit of a ‘jack the lad’ at that time and named my girlfriend on the lease for 99 years.
The relationship fizzled out, I got married and i rent the property out.
    I purchased...

    Is this cheeky?
    by Crazyvaperlady
We are in a 12 month AST with a very good landlord and excellent agents, but I know my landlord plans to sell the house at some point in the future (no idea when, so this is a hypothetical question). When he does eventually decide to sell, would it be cheeky to ask if he'd give us an extra month or...

Tax - 'Property repairs and maintenance' as a percentage of Property Income
    by bwel
When reviewing and preparing my Self Assessement, I always check my various cost catagories as a % of the total Property Income. Its a bit of a sanity and health check.
This last year has been higher from various things, but after a previous tenant default and runner, we ended up having quite...

    Freeholder demanding EICR
    by Fairs fair
    Hi All!
Just a quick question; can my freeholder demand that I produce an EICR before they will "register" my sub-letting? There's no mention in the lease and by law, currently, I do not have to have one. Thanks in advance!

She extended her notice once already ,she wanted an extra 2 weeks which was given. She wants to prolong the stay without definite time to leave.they are actually nice people havent...

I am sending notice by email , not to renew lease and vacate on 31/03/2020.

This is giving 2 months notice as I am on an S25 notice expiring 31/03/2020.

How quickly must the Landlord issue a notice of dilapidations?as I will need time to address any issues.

Temporary Disability causes HMO not to be suitable
    by mirren1998
My daughter had a ski accident and now the top floor accomodation she rents with 5 others is not suitable, changing a room to a ground floor would also not suit as all the facilities are either basement or up stairs. The landlord has said he would put a microwave or a fridge in her room and also stated...

    Bathroom Refurbishment
    by kathekas
What are people's thoughts about replacing the bathroom suite whilst tenants are living in the property?

    How realistic/practical is this?

I would also welcome people's thoughts on replacing the bath with a shower cubicle?
